Set per site at walkthrough. Frequencies are adjustable by area, so high-traffic space gets attention and storage does not get billed for it.

Priced from a walkthrough, not a square-foot formula.

We walk the site, count the washrooms, look at the floor types, note the traffic, and ask what your tenants complain about. That produces a scope document and a fixed monthly number, both of which you keep.

The scope document matters more than the number. It is what makes the service auditable: if something is not getting done, it is either in the scope and we owe you, or it is not and we will price adding it. Cleaning contracts go bad when nobody wrote down what was included.

Commercial cleaning questions

What hours do you clean?

Whatever keeps you out of your tenants' way. Most offices are cleaned after hours or overnight, retail before opening, and shared lobbies early morning. We hold keys, codes, and alarm procedures per site.

Is there a minimum contract?

No long lock-in. We work month to month with a thirty day out on either side. A vendor who needs a two year contract to keep your business is telling you something.

Do you cover more than one building for the same client?

Yes, and that is where this gets efficient. Multiple sites under one schedule, one point of contact, and one invoice with each address as its own line.

What about supplies and consumables?

We can carry paper, soap, and liners and bill at cost, or work purely on labour if you buy your own. Most clients start with labour only and hand us the consumables once they get tired of tracking them.

Do you do carpets and floors?

Periodic carpet extraction, hard floor scrubbing, stripping, and waxing are scheduled separately from the regular round, usually quarterly or semi-annually, and quoted per square foot.
