If it is smaller than a trade contract and bigger than a building manager's toolkit, it is our work.

You send the ticket

Unit, issue, access instructions. Email or text, whichever your office runs on.

We confirm the window

Back to you with a day and a time window, and a note if the fix will exceed your standing approval limit.

Attend and fix

Most calls are one visit. If a part has to be ordered, you get told the day we are on site, not a week later.

Closed out with a photo

Photo of the completed work against the ticket, so the file is finished without you following up.

Standing approvals

Set a limit once, and stop approving every small repair

Most of the delay in maintenance is not the work. It is the approval loop: tenant reports, manager forwards, vendor quotes, manager approves, vendor schedules. Four days gone on a $95 repair.

For portfolio clients we set a standing approval limit per unit. Anything under it, we attend and fix on receipt of the ticket and it appears on the monthly invoice. Anything over it stops and comes back to you with a price. You choose the number and you can change it any time.

Repair and maintenance questions

What counts as a repair call?

Anything one or two people can finish in a visit: doors that stick, failed locks, drywall damage, running toilets, dripping faucets, garburators, broken blinds, cabinet doors, light fixtures, smoke detector swaps, and appliance installs.

How fast do you respond?

Standard repair calls are attended within two business days. Anything affecting habitability, security, or water is same-day where we can get access.

Do you carry parts?

Common consumables and standard fixtures ride in the van. Anything specific gets sourced the same day and billed at cost with receipts attached to the invoice.

Can tenants call you directly?

Only if you want them to. Most offices prefer we take tickets from the manager and never give the tenant a direct line. For portfolios that want it, we can take tenant calls against an approved scope and dollar limit, and copy you on every ticket.

Do you do electrical and plumbing?

Fixture-level work, yes. Anything requiring a licensed ticket goes to a licensed subtrade that we schedule, supervise, and carry on our invoice, so it stays one vendor from your side.
