Post-construction cleaning · Metro Vancouver

Post-construction cleaning, sequenced around your trades.

Rough clean, final clean, and touch-up before PDI. Sequenced around your trades, staffed to your occupancy date, and photo-documented unit by unit.

Rough, final and touch-up stages Floor-by-floor on large sites Per-unit photo record
Three cleans, not one

Cleaning a building once never works.

Every site that tries it ends up paying twice. The trades are not finished, the deficiency walk cannot be done properly, and the unit gets dirty again before anyone sees it.

Rough clean

Bulk debris, packaging, offcuts and protective film out. Floors swept and vacuumed so the space can be inspected and the deficiency walk can actually happen.

Final clean

After touch-ups. Stickers and adhesive off glass and appliances, paint spots and grout haze removed, fixtures and hardware polished, tracks and frames detailed, floors finished.

Touch-up before handover

The light pass between final clean and the walkthrough, because trades keep coming back and buyers notice dust on a windowsill more than they notice anything else.

Scope

What the final clean actually covers

  • Adhesive, stickers and film off glass, appliances and fixtures
  • Paint spatter, grout haze and drywall dust removed
  • Interior glass, tracks, sills and frames
  • Cabinet interiors, drawers and shelving
  • Appliance interiors and behind where accessible
  • Bathrooms descaled, sealed and polished
  • Light fixtures, switch plates, vents and registers
  • Floors: vacuum, damp mop, finish appropriate to material
  • Balconies, patios and in-suite storage
  • Common corridors, lobbies, amenity and parkade on request
How we schedule it

Your trades will slip. We plan for that.

Nobody hands over on the date in the original programme. What matters is that the clean re-sequences without costing you the occupancy date.

StageWhenTypical duration
Rough cleanTrades substantially complete, before deficiency walk1–2 days per floor
Final cleanAfter deficiency touch-ups signed off1 day per 4–6 units
Touch-up24–48 hours before PDI or handoverHalf day per floor
Common areasLast, after unit traffic stopsQuoted per building

We hold your dates and re-book when the programme moves. You get a per-unit photo record as floors are released, so your handover file is built as you go instead of reconstructed at the end.

Commercial and retail fit-outs cleaned to opening standard, usually overnight.

Single units

One suite after a renovation, priced as a fixed job rather than a site rate.

Questions

Post-construction questions

How far ahead do you need to be booked?

Two to three weeks for a full floor or building. We hold the dates against your occupancy schedule and re-sequence when the trades slip, which they usually do.

Do you clean before or after deficiency work?

Both, and in that order. A rough clean so the deficiency walk can actually be done, then the final clean once touch-ups are complete. Cleaning before the trades are finished is money spent twice.

Can you handle a whole building at once?

Yes. We staff to the occupancy date, work floor by floor, and give you a per-unit photo record so you know exactly which units are released.

Do you remove construction debris?

We remove light debris, packaging, protective film and stickers as part of the clean. Bulk material and bin haulage is quoted separately.

What about windows and the exterior glass?

Interior glass, tracks and frames are included. Exterior glass above ground level is quoted separately as it needs swing stage or lift access.

Are you insured for work on an active site?

Yes. Commercial general liability with your entity named as additional insured, and our written safety program. Certificates are sent with the quote.

Handing over a floor, or a whole building?

Send the unit count and the occupancy date. Written price back within one business day.
