Who we serve

The vendor you stop worrying about.

Property managers, strata councils, developers and commercial owners. Different buildings, different pressures, and the same three complaints about vendors every time: coordination, documentation, and going quiet.

Vendor package returned completed Standing approval limits Keys signed out and tracked One invoice per portfolio
Onboarding

Four steps to open an account

Send your vendor package

Your agreement, your insurance requirements, your PO or work order format. We complete it and return it, including a certificate naming your firm.

Set the operating rules

Standing approval limit per unit, who can raise a ticket, how you want access handled, and where reports go.

Run one job

One suite or one building. You see the scope, the photos, and the invoice before anything else moves across.

Move the volume

Once it works, the rest of the portfolio comes over on the same terms with no re-negotiation.

Operating standards

Where vendor relationships usually fail

Each of these exists because a property manager somewhere got burned by a vendor who did not do it.

  • One person on your account, not whoever picks up
  • Written scope before work starts, every time
  • Standing approval limit so small repairs don't need a quote
  • Anything over the limit stops and comes back to you priced
  • Before and after photos filed by unit, sent same day
  • Keys and fobs signed out to a named lead and returned
  • Crews carry ID; attendance list available on request
  • Your vendor package completed and returned, not chased
  • Documentation kept current on your file
  • Materials billed at cost with receipts attached
  • One consolidated invoice per portfolio per month
  • Unit or address on every line so costs pass through cleanly
Reporting

What you receive

Enough to close your file and answer an owner, and no more than that.

Developers

Handover is a scheduling problem, not a cleaning problem.

Pre-occupancy work fails on sequencing, not standards. Deficiency crews and cleaners get scheduled into the same units on the same day, trades walk back through finished suites, and the units closest to possession are the ones that slip.

We work backwards from your possession schedule, unit by unit, and we do not clean a suite that still has trades in it. Deficiency touch-ups, final clean, and sign-off happen in that order, with a photo record per unit so the handover file is built as you go rather than reconstructed at the end.

  • Post-construction and pre-occupancy cleaning by unit
  • Deficiency and warranty punch programs
  • Sequenced backwards from your possession dates
  • Photo record per unit for the handover file
  • Crews added rather than dates missed when the schedule compresses
FAQ

Vendor and account questions

What do you need to be added as an approved vendor?

Send us your package. Most firms want a signed vendor agreement, the certificates and registrations your policy requires, a GST number, and your PO or work order format. We complete it and return it rather than asking you to chase us for it.

Can you work to our PO and work order format?

Yes. Tell us how your system issues and closes work and we will match it, including how you want unit numbers and cost codes to appear on the invoice.

How do you handle access and security?

Keys and fobs are signed out to a named lead, tracked against the unit or building, and returned on completion. We work from lockboxes or on-site building managers where you prefer. Crews carry ID and we can provide a current list of who is attending your properties.

What happens if something gets damaged?

It comes back to us, not to you or the owner. Report it and we will make it right, and if it is a genuine insurance matter we will run the claim on our policy.

Can you handle a whole portfolio at once?

Yes, and it is the case we are built for. Multiple buildings, one point of contact, one schedule, one invoice with the address and unit on every line.

How quickly can you start?

Once the vendor package is done, immediately. Most new clients start with a single suite or one building to see the work before moving volume across.

Vendor onboarding

Everything your procurement team asks for, in one email

Most vendors make you chase this. Ask and we send the whole package back the same day: certificate of insurance naming your firm as additional insured, business licence, GST number, and our written safety program.

If your firm uses its own vendor form or a prequalification portal, send it over and we complete and return it rather than asking your office to follow up.
