We take the unit from tenant-out to listing-ready: patch, paint, the repair list, fixtures, and the final clean. One crew moving through in sequence instead of four vendors waiting on each other.
What a turnover covers
The default package. Anything outside it is priced separately and in writing before we start.
- Walkthrough and written deficiency list on day one
- Patch, sand, prime, and paint walls, ceilings, and trim
- Nail holes, anchor holes, and drywall damage repaired
- Door hardware, closet tracks, and lock or rekey coordination
- Faucets, shower heads, toilet seats, and drain stoppers
- Light fixtures, switch plates, cover plates, and bulbs
- Blinds and window coverings repaired or replaced
- Silicone and grout renewed at tubs, showers, and counters
- Appliances pulled, cleaned behind and underneath
- Full occupancy clean to a re-rent standard
- Before and after photo record, filed by unit
- Final walkthrough and sign-off with your manager
Four steps, no chasing
Send the unit and the date
Address, unit number, bedroom count, and the possession date. Photos from the outgoing inspection are enough to price most suites without a site visit.
Written scope and price in 24 hours
A flat price for the package and a line for anything that needs a decision from you or the owner. You approve by reply.
Crew in, sequenced
Repairs and paint first, cleaning last, so nothing gets dirtied twice. We tell you straight away if anything on site differs from the scope.
Photos and sign-off same day
Before and after by room, sent the day we finish. If your manager wants a walkthrough, we hold the unit until they have been through it.
Three shapes of turnover
Which one a suite needs is usually obvious from the outgoing inspection photos.

Portfolio clients get a fixed price list per unit type, so a turnover can be authorised without waiting on a quote.
Turnover questions
What is included in a standard turnover?
Walkthrough and deficiency list, patch and paint, minor repairs and fixture replacement, hardware and blinds, silicone and grout at wet areas, and a full occupancy clean at the end. Anything structural, licensed, or capital gets quoted separately before we touch it.
How quickly can you start after the tenant leaves?
Usually the next business day if we already have the key or lockbox code. Booking us before the move-out date is what actually saves you time, because we scope from the outgoing inspection instead of waiting for the suite to be empty.
Do you paint the whole suite or just touch up?
Whichever the unit needs and the budget allows. Touch-up is cheaper but only holds if the existing paint is a known colour and sheen. Where a suite has been occupied for years, full-coat walls and ceilings photograph better and re-rent faster, and we will tell you which one we think it is.
Can you handle small renovations during the turnover?
Yes. Flooring swaps, counter replacement, cabinet refacing, tub reglazing, and bathroom fixture upgrades are normal turnover-window work for us. Doing it while the suite is already empty is the cheapest time to do it.
Who supplies the paint and materials?
We do, billed at cost with the receipts attached. If your portfolio has a standard colour and product, we keep it on file and use it across every unit so suites stay consistent.
